It all begins with an idea. This Tiny house has been a labor of love. Custom designed and build by two high end craftsmen with a combined 40 years of construction experience. One of them with 3 years of tiny living experience. The plan was to live in this house with my lovely wife… And then there were three, so plans changed. We have a new addition to the family and we have decided to give up this beautiful home to allow a little more space for our little one. Well thought out, all low or zero VOC materials, eco friendly, sustainable, and solar ready. This house is now up for sale. Brand new and never lived in. N.O.A.H. Certified

Materials
When we decided to build this tiny home for ourselves we decided we were going to all out and use only the highest quality materials. When crafting this home, we used our "quality first" method of building to ensure that this home is built to last. Products and materials were carefully researched and chosen, customized for our situation, and professionally installed by two very experienced craftsmen. This home is N.O.A.H. certified. Below is a brief overview of how we crafted this home.
The Foundation:
This home is built on a10k Lb dual axle trailer.
This trailer foundation is insulated with 4 inches of Polyiso R-Max rigid insulation , to provide a floor insulated to R-25
3/4" tongue and groove subfloor is secured with screws and construction adhesive directly to the trailer joists, to provide a perfectly flat and strong subfloor to build on.
The Structure:
Wood frame construction with 2x4 walls and 2x6 roof rafters all 16” on center.
All homes are properly anchored to the trailer using ample Simpson strapping, and hurricane ties, to ensure that your house is permanently affixed to the trailers, and built to withstand the forces of a mobile structure.
This home is built to ensure proper snow load is accounted for, and is designed and built to live in any climate, with proper air ventilation accounted for.
Exterior plywood is 1/2” CDX on the walls and 5/8” on the roof just like a regular home.
The roof consists of 26 gauge metal roofing in white which will keep the temperature in the house about 10 degrees cooler in the summer than a dark colored roof. Metal roofing has a higher tolerance to wind, hail, and extreme weather with a longer lifespan than standard asphalt shingle roofs.
The windows are Milgard premium double pane vinyl windows. All windows have tempered glass and window screens. You can't find a better window in its class!
Comfort:
Roxul ComfortBatt mineral wool batt insulation. This insulation provides an R-value of 15 in the walls and in the roof. Roxul has good fire-proof and sound-proofing qualities, and is much better than fiberglass insulation.
Heat source:
Electric 115v- Ductless mini-split system with A/C & heat pump
Utilities and Hookups:
Built with a conventional 30 amp, ac electrical hookup using standard RV hookups, including an inverter for all the LED lighting which is Solar Ready.
Gas (propane) oven and on demand hot water heater. It also has two 7 gallon propane tanks with an automatic switch-over regulator.
Built with both a 3/4" city water hookup, and a fresh water exterior water fill inlet. (water tank not included but plumbing is set up for tank and electric is set up for water pump under the kitchen counter).
Grey and black water drain lines from fixtures are all connected underneath the trailer, to one drain outlet.
Flush toilet installed and there is an outlet to swap for an incinerator toilet or you could put a compost toilet in.
Exterior / Interior Finishes and Materials:
The exterior is trimmed with redwood and cedar all tops wrapped with metal and the siding is cedar, all finished with a high quality sealant.
The interior walls are 1/4” plywood
All the paint is a high quality, all natural, zero VOC, zero emissions, certified asthma and allergy friendly Natura by Benjamin Moore
All cabinets are Natural 3/4” and 1/2” Maple plywood (unfinished so you can add your own style of color stain, Paint, or clear coat) with soft close hinges on doors and drawers.
All lighting is low voltage LED
Butcher block countertops and stainless steel tile backsplash.
